What states do you support for lease generation? +

47 states + D.C. The three currently in build are AK, HI, and SD — they each have a quirky statute (e.g. Alaska URLTA exclusions) we won't ship until our legal review at Atrium can sign off. Expected Q3 2026. Until then, you can still manage existing leases in those states; just generate them off-platform.

Do you handle online rent payment / ACH / what fees? +

ACH is free on the Pro plan with same-day clearing since v4.408. Card is 2.9% + $0.30, configurable to pass to tenant or split. We do not charge a percentage of rent on top — what they pay is what you receive. Returned ACH fee is $14 (passed through from the bank).

Does it integrate with QuickBooks for Schedule E? +

Yes — QuickBooks Online (incl. Self-Employed) and Xero. Transactions push nightly. We also one-shot export to TurboTax Premier and FreeTaxUSA in Schedule E format. About 64% of users go QBO; 22% go direct to their CPA.

What about Section 8 / housing voucher landlords? +

Supported via the $8/door/mo Section 8 add-on. We track HAP payment vs tenant portion separately, split rent collection automatically, and surface HUD inspection deadlines on the dashboard. Currently 412 voucher landlords run their portfolios on Threshold.

How does maintenance ticket routing work — do I need a vendor network? +

You don't need to bring your own. Add your handyman if you have one; tickets auto-route by category. If you don't, Threshold's vendor network covers 38 metro areas — we dispatch, pre-negotiate hourly rates, and you approve the quote before any work happens. Network dispatch is 2% of the invoice; your existing vendors are free.
