47 states + D.C. The three currently in build are AK, HI, and SD — they each have a quirky statute (e.g. Alaska URLTA exclusions) we won't ship until our legal review at Atrium can sign off. Expected Q3 2026. Until then, you can still manage existing leases in those states; just generate them off-platform.
ACH is free on the Pro plan with same-day clearing since v4.408. Card is 2.9% + $0.30, configurable to pass to tenant or split. We do not charge a percentage of rent on top — what they pay is what you receive. Returned ACH fee is $14 (passed through from the bank).
Yes — QuickBooks Online (incl. Self-Employed) and Xero. Transactions push nightly. We also one-shot export to TurboTax Premier and FreeTaxUSA in Schedule E format. About 64% of users go QBO; 22% go direct to their CPA.
