Of 14,408 host applications since 2022, we've accepted 1,408 — about one in ten. Twelve full-time editors visit every property in person, ask the host about the history, and re-photograph the place ourselves before it goes on the site.

Our editors stay one full night, eat one meal in the kitchen, and walk the neighborhood at 9pm. If the bed creaks or the wifi drops, we know before you do.

We ask about who built the property, how they think about guests, and what they'd want fixed. Two out of three hosts who pass round one fail this conversation.

Two on-staff photographers shoot every property on a medium-format camera, on the morning the editor stayed. What you see on the page is what shows up at check-in.

Sojourn has spoiled us — we can't go back to Airbnb. The owner left a hand-drawn map of the swimming holes. Who does that anymore?

Anyone can apply. We accept roughly 1 in 10 applications, mostly based on whether the place has a real point of view. Apply via the host page, send 6–10 photos. We respond within 8 business days, and if it's a yes we book a visit from one of our 12 editors. From application to going live is usually 24 days.
Full refund up to 14 days before check-in. 50% from 14 to 7 days. None inside 7 days, but we'll honor a credit toward a future stay if you cancel for weather or a family emergency — we read those emails personally.
Yes. Each booking includes $14,000 of damage protection (broken glass, stained linens, the routine stuff) and up to $1.4M in third-party liability for guest injury on-property. It's underwritten by Clyde & Sound, A++ rated. We file the first $500 with no host paperwork.
We surveyed 247 of our properties against their Airbnb listings in Q1 2026. Same property on Sojourn: avg $42/night less for the guest (no service fee), avg $14/night more to the host (lower commission). The math works because we eat the cost of photography and listing creation, which Airbnb makes hosts buy from third parties.
About 18% of our nights booked in 2025 were 30+ night stays. Hosts can opt into long-stay rates (typically 22–34% off nightly) and we waive the cleaning fee past day 14. Some properties — Marfa, Joshua Tree, certain Hudson Valley farms — are designed almost entirely around month-long bookings.
