A 9-page brief on each home you like: six months of comps, permit history, soil reports, and what the last three offers on the street actually closed at.

The offer

Mara writes and negotiates it herself. Average days from accepted offer to clear-to-close last year: 24. No surprises in the final week.

Close & settle

We hand off a binder with every contractor, gardener, and inspector we trust on the peninsula. The relationship doesn't end at signing.

What buyers and sellers ask at the first call.

How is your commission structured on a sale? +

Listings are a flat 2.5% to Harborline plus a negotiated buyer-agent co-op — typically 2–2.5%. We put the full split in writing before you sign, and we rebate 0.5% back to sellers who also buy their next home through the desk within 12 months.

Do you show off-market and pocket listings? +

Yes. Roughly a third of our annual volume never touches the MLS. Once we understand your budget and timeline, we share the private inventory — including homes where the owner is testing the market quietly before committing to a public listing.

How do you price a coastal home with so few comps? +

We blend the last 24 months of closed sales within a half-mile, adjust per-square-foot for view corridor and lot frontage, and pressure-test against active competition. On unique parcels we commission an independent appraisal before listing so the number survives the buyer's lender.

Can you handle a 1031 exchange or a trust sale? +

Routinely. We coordinate directly with your qualified intermediary, estate attorney, and CPA to hold the 45- and 180-day clocks. About 40% of our seller side last year involved a trust, conservatorship, or exchange — we keep a vetted bench for each.

What does the marketing on a listing actually include? +

Architectural photography, twilight and drone sets, a 3D Matterport walk-through, a single-property microsite, and a print piece mailed to 1,400 households within the view band. We don't charge it back at close — it's part of the 2.5%.
