How do I get on the off-market list if I'm not referred?+

Most clients arrive through an existing principal, but not all. Submit the access request and a partner will arrange an introductory call. We verify proof of funds or a financing letter before releasing any off-market materials — it's how we keep the list serious.

What does an off-market sale actually mean for a seller?+

Your home is never syndicated to the MLS, Zillow, or any portal. We release it under NDA to a hand-picked set of vetted buyers, so there is no public price history, no days-on-market clock, and no record if it doesn't sell. You keep optionality and privacy that a public listing surrenders on day one.

Is the 2.5% mandate truly all-in?+

Yes. The monograph shoot, film, measured floor plan, staging concierge, and in-house escrow coordination are inside the 2.5%. We do not bill marketing back to the seller, and the buyer's-side cooperation, if any, is disclosed up front on the mandate.

Which markets do you actually cover?+

The Bay Area waterfront (Belvedere, Tiburon, Sausalito), Wine Country (Sonoma, Napa, Healdsburg), and the Big Sur / Carmel coast. For Estate Office clients we co-broke into Lake Tahoe and the Hamptons through partner firms under the same single-advisor model.

Will you ever represent both sides of my transaction?+

No. We decline dual agency on every deal. If the buyer for your home is also a Belclare client, a separate partner with a walled file represents them, and both sides are notified in writing before a single number is exchanged.
