We release it under NDA to a hand-picked set of vetted buyers, so there is no public price history, no days-on-market clock, and no record if it doesn't sell. You keep optionality and privacy that a public listing surrenders on day one.
Yes. The monograph shoot, film, measured floor plan, staging concierge, and in-house escrow coordination are inside the 2.5%. We do not bill marketing back to the seller, and the buyer's-side cooperation, if any, is disclosed up front on the mandate.

No. We decline dual agency on every deal. If the buyer for your home is also a Belclare client, a separate partner with a walled file represents them, and both sides are notified in writing before a single number is exchanged.
