Two partners, one stager we've worked with for nine years, and a photographer who shoots only in morning light. We write the listing copy ourselves — and we say no to homes we can't stand behind. It's why the book stays at twelve.

Anything not here, ask the partner directly. We don't have a call center.

What's your commission, and is it negotiable on a higher-value home? +

A flat 2.5% listing side, with a sliding scale that drops to 2.0% above $4M. Staging, photography, and the print book are included — no line-item marketing invoice at closing. We'll put the full breakdown in writing before you sign anything.

Why only twelve listings? I'd worry mine gets less attention, not more. +

It's the opposite. Twelve is the most two partners can personally walk, stage, and show without delegating to a junior agent you've never met. Your home gets a named partner from listing to closing — and our 21-day average is the proof.

Do you syndicate to Zillow and the portals, or keep things private? +

Your call. Most owners want the reach, so we list on the MLS and the major portals on day three — after a 48-hour window to our private buyer list. A handful prefer an off-market sale entirely; about a fifth of our closings never touch a portal.

My house is mid-century and a little unusual. Is that a fit? +

That's precisely the fit. Architect-designed, restored, oddly-shaped, or simply built with intent — those are the homes we know how to price and present. A four-bed builder-grade tract house is the one we'd politely refer elsewhere.

How long from our first conversation to a sign in the ground? +

Typically two to three weeks. One visit to walk it, a week for repairs we flag and the stager to dress it, a morning for the photographer. We don't rush a listing live before the light is right — a hurried first photo costs more than the week saved.
